About the project
A House That Works With the Land.
FrameArchDesign — powered by Serrano+ — was commissioned to design a private residence on Lot 3, Yorkshire, Christ Church, Barbados. The brief called for a home that felt rooted in its Caribbean landscape: private, open to views, and built to last in a tropical coastal climate.
The Framecrete AAC and light-gauge steel framing system was selected for its thermal performance in hot climates, its construction speed, and the clean, plaster-ready finish its blocks provide — ideal for the warm, minimalist aesthetic the project demanded.
Site strategy
Four Rules. One Design.
The site slopes gently toward the north, opening views over the lush Barbadian countryside. The design team used this topography as a generator: volumes are staggered across the slope to create level outdoor platforms and avoid excavation.
The property is positioned within a quiet residential area of Yorkshire. The massing is deliberately oriented so that no bedroom or living space faces directly toward a neighboring structure.

The residence is organized as a series of interconnected gabled volumes, each with a distinct function. The program balances family living with a self-contained Airbnb / guest suite for income generation.

The Framecrete system
Built for the Caribbean.
Barbados sits at the edge of the Atlantic hurricane belt. Every structural and envelope decision in this project was made with that in mind: light-gauge steel framing provides seismic and wind resistance; Framecrete AAC panels close the envelope with precision-cut blocks that are 3× lighter than concrete block and provide superior thermal and acoustic insulation.
In a tropical climate, thermal mass is the primary passive cooling tool. Framecrete AAC walls absorb heat during the day and release it at night, reducing dependence on air conditioning and cutting lifetime energy costs significantly.
