Suriname builds in wood, and has for three centuries: the white timber houses of Paramaribo are the country's architectural signature. They are also its recurring problem. A tropical climate with two rainy seasons, a coastal plain that sits at or below sea level, and termites that never stop mean that wood rots, warps and burns — and every house needs the kind of skilled carpentry the trades can no longer supply at the pace a growing country demands. Framecrete keeps the look and removes the weakness. White AAC panels are mineral: they do not rot, do not feed mould or termites, and do not burn. Humidity, rot and termites

Everything you're wondering.

Because the tradition is worth keeping and the material is not. The white facades, the deep verandas and the shuttered openings are a way of living in this climate, and a Framecrete house can be designed with all of them. What changes is what they are made of: a mineral panel that does not rot, does not feed termites and does not burn, on a steel frame that does not warp. It is the look of Paramaribo without the maintenance and the losses that come with wood.

AAC is an inorganic mineral: there is no cellulose in it for termites to eat and nothing organic for mould to grow on. The steel framing is galvanized against corrosion. The envelope is sealed and detailed for a wet climate — drainage, flashing and ventilated cavities where the design calls for them — so moisture that reaches the wall drains and dries instead of soaking in.

Yes, and it suits it. The assembly is light, so it sits well on raised or piled foundations that keep the floor above flood level, and the foundation is engineered to the site's soil and water table. If water does reach the envelope, a mineral wall dries out and keeps its structure — it does not swell, warp or rot the way timber does.

AAC's cellular structure insulates and its mass smooths out the daily heat, so interiors stay more stable through the afternoon. Combined with the deep verandas and cross-ventilation that Surinamese houses have always used, the cooling load drops — and where electricity is expensive, that shows up on the bill every month.

Steel sections are compact and stack efficiently, and AAC panels are light for their volume, so a house ships in far fewer containers than the equivalent in block or timber.
