About the project
A Resort That Lives Around Its Pool.
FrameArchDesign — powered by Serrano+ — was commissioned to design a multi-unit resort development on a 1.2-acre pentagonal site in Spanish Town, Virgin Gorda, British Virgin Islands. The site sits adjacent to the beach and faces the Atlantic — one of the most coveted waterfront positions in the BVI.
The brief called for a development that felt like a resort, not an apartment block: a shared garden, a statement pool, solar-powered parking, and units that open directly onto the common garden. The Framecrete AAC and light-gauge steel framing system delivers the required speed, hurricane resistance, and thermal comfort in a single integrated envelope.
Site strategy
Four Moves. One Resort.
The pentagonal site created the central idea: a U-shaped building that bends around the eastern boundary, leaving a generous green interior open toward the view. The curved arm frames the pool and sets the social heart of the project.
Parking was placed on the northwest edge and covered with a solar panel canopy — generating on-site energy while shading every parking bay. The result is a car-free garden that spans the width of the site, from the building face to the palm-lined perimeter.

The development offers two unit formats that alternate along the curved façade. Both open directly to the central garden — every living room faces green, not a corridor.

The Framecrete system
Built for the BVI.
Virgin Gorda sits in the heart of the Eastern Caribbean hurricane belt. Every structural decision in this project reflects that reality: light-gauge steel framing provides wind and seismic resistance to local BVI codes, while Framecrete AAC panels close the envelope with precision-cut, thermally superior blocks.
In a hot-humid Caribbean climate, thermal mass is the primary passive cooling tool. Framecrete AAC walls absorb heat through the day and release it at night — reducing A/C load in every unit and cutting lifetime energy costs. Combined with the solar carport generation, the development is designed to minimize grid dependence.
